The Use Benefits:
The Contractor's Storage yard is the lowest possible traffic and noise use case for the yellow outlined part of the property. The earthen visual barrier has already been erected to screen the public's view. Honeysuckle is pervasive along Wildcat Road blocking those resident's view for 9 months per year. And even better still, our storage yard will be 95%+ empty from Mid-October through Early-April. My Snow Company is very unique in that we only service HUGE properties which expect our snow assets to sit on their sites all winter long. Not a single plow was dispatched from our current facility to plow last winter; they all stayed at the customer's site from Mid-October through Early-April. And when winter is finished, they return to the yard for a spring bath and then wait to go back to the customer's site in Mid-October.
Placing the Storage Yard to the West of the tree line allows maximum crop land retention to the East. Rezoning the R1 lots for the Contractor's Storage Yard leaves about two acres of crop land untouched since that land will become Storage Yard, if not rezoned. And, if forced to make some crop land into a Storage Yard, we won't be moving the dirt mound.
